Arlington Condos and their Pet Policies

Finding the perfect Arlington condo can be a difficult decision. Some of the higher end condos, like Wooster Mercer Lofts or Turnberry Tower can be very enticing, but are out of reach financially for a lot of buyers. Weeding through your choices can be a lot easier if you know your financial limits and what features you are looking for. But one often under disclosed and overlooked rule in condos is their pet policy. For the most part, a lot of the condos along the orange line allow pets with some size and breed restrictions, but there are a few that don’t allow dogs or any pets at all. I was showing some Arlington condos the other day, in particular Park at Courthouse, Tower Villas and Hyde Park and my clients fell in love with a unit at Hyde Park. Hyde Park is a 12 story building built in 1973 and is located at 4141 N Henderson Rd near the Ballston Metro. It’s a solid building with units on the more affordable side of north Arlington real estate prices. The unit was a nicely renovated 2 bedroom 2 bath with expansive views of DC, priced at $519,900. The next day my clients said they wanted to put an offer in on the unit, but wanted to know the pet policy first as they have a dog that they rescued. (The MLS allows agents to filter condos based on their pet policies, but they often aren’t properly disclosed in the listings. ) So I went straight to the source and called the front desk, and to my surprise, Hyde Park’s pet policy…. No dogs allowed!! Time to start over on the condo search. As a result of this learning lesson, I will be adding the pet policy of each building onto the Orange Line Condo site because we all know that our pets are our kids.
